UDA research on the tram is published

Three researchers from the University of Azuay published their work on the dynamics of the real estate market in the axes of a mass public transport system (Case: the tramway of Cuenca on the axis of the Avenue of the Americas), in the publication indexed Magazine 180 , Architecture, Art and Design.

Carla Hermida, one of the researchers, explains that the research project sought to answer the following research question: How does the real estate market develop on Avenida de las Américas (Cuenca-Ecuador) with the implementation of a mass transportation system? , trolley car?

"As a possible hypothesis we proposed, initially, that the construction of the tram in the city of Cuenca generates multiple variations in the market of land and real estate products close to its route," explained the professor of the Faculty of Design, Architecture and art.

In addition to Carla Hermida, the systems engineer Diego Pacheco and the economist Luis Tonon participated, for the UDA.

"The project as such is very interesting from the economic point of view, since it deals with the direct affection of a public work on real estate assets in its direct area of influence," said Tonon, adding:

"The real estate market is dynamic and therefore both sale prices per square meter of both land and construction are influenced by many variables."

In addition to the UDA researchers, the Colombian economist Daniel Moreno and the Chilean geographer Alejandro Cortés participated.

This project is expected to publish at least three articles. One of them is the one published at the end of December in the 180 Magazine entitled: "Impact on the value of sales and leases of real estate with residential and commercial use, caused by the implementation of a tram system in the city of Cuenca, Ecuador "
